  1. Bars will be closing for two Buddha days. They will close at 23:59 on the Fourth of July. And remain closed on Sunday the 5th and Monday the 6th. Bars can reopen on Tuesday the 7th.

  3. Called into TJ's tonight. Not too many customers as yesterday was the night most guys were itching to go out. Despite the big space, pre-Covid there were times that the bar was just too crowded especially on party nights. But now there's plenty of room to stretch out. The girls were looking sexy, and a splendi time was had by all!

  5. If it didn't yet exist, so nobody knew it as schlock art, maybe it would be appreciated. I had it on my wall during college days or shortly thereafter. I get why a copy doesn't have resale value. But why wouldn't there be artistic value IF the copy is reasonably good? So to me the question becomes how good are the copies? And what dimensions to choose if the original would overwhelm the room? Are there certain artists that are easier to copy? What materials to use? I would think that modern day paint and canvas would be superior to what was available in the 16th century or maybe even 40 years ago.

  12. Phase Five of relaxation measures to officially begin in Thailand July First: Bars, Pubs, Karaokes, Soapies, can open! The rules discussed at the meeting today were significantly less than proposed last week, although it was not made clear if the prior proposed rules were scrapped or if some will remain in effect. This will likely be made more clear in provincial orders. The rules and regulations around entertainment venues re-opening stated at today’s press conference were: 1 meter between patrons, 2 meters between tables, Thai Chana check-in application to enter the venues, proper ventilation system and hygiene measures like sanitizer and temperature checks, a separate smoking area if it applies and no mingling with people out of your group. Midnight was also stated as closure time. Soapie rules and regulations announced included mandatory Thai Chana checki-n, masks worn at all times unless bathing, regular cleaning of the massage areas and other hygiene measures. It is important to note that provincial governors can strengthen the rules and Chonburi has not released their orders as of press time. They are holding meetings this afternoon. It is unclear at this time if Midnight will be applied to Pattaya, which has generally had an exception to allow later closing times due to being a special administrative zone.     Mt thoughts but I'm certainly not an in the know real estate guy: Perhaps the rental market is bottoming. But my guess is that there is a way to go before sales prices bottom. Motivated sellers are getting out now but I think many owners figure they'll ride things out until 2022. I don't think farangs are coming back for quite awhile. Who is going to buy a non-refundable ticket if a Covid test is required 3 days before the flight? What two week millionaire is coming back if there is a rule that mandates a 14 day quarantine if even one person on a plane tests positive? Perhaps there'll be a travel bubble for Aussies and Kiwis but I don't think tourists from Europe or North America are getting into the LOS anytime soon. I sense the Pattaya real estate market is just not functioning right now. It's not liquid. There are hardly any buyers and tens of thousands of sellers. What's the best case scenario for 2022? I'd say best case is 80% of the farang that were here in 2019. But even if that best case comes to fruition 2019 Pattaya was vastly overbuilt.
  14. I reckon 9 Karat and Nirun are far from high end condos. One can now buy a studio at the Laguna Bay with a resort lagoon style pool for 700K. It's in a Company Name though which is dubious way for farang to own condos. I took a stroll there the other day. It's a on the wrong side of Jomtien 2nd Road around Soi 9. Somehow, I've never gone there before. You can have a bite or a brewski with an excellent view of the bay. Guys who like the Pattaya Beer Garden, might like it there.

    NokScoot is liquidating. 49% was available for 1 Baht. I should have bought it. Could have turned it into Gender Bender Airways offering direct flights from U-Tapao to Clark. Design edgy uniforms, perhaps shorts and suspenders, for the Flipper Femboy and Thai Twink crew.
  17. Was looking on Baht Sold and one real estate agency is promoting some great deals. Some of these places have enormous resort style pools. If you are sponsoring a girl who is living in a shitty, run down room, you can upgrade her quite inexpensively and make her happy. Perfect if your ladyboy likes to swim or use the fitness center! Note, these places tend to be a bit further out than Thais like to walk but no problem, just buy her a cheap used motobike and she is all set! For those who want to live in Pattaya, I saw an ad for 9 Karat on Soi Arunotai for 5K a month and even cheaper for nearby Nirun Condo. You access this area from Pattaya Klang by Big C Extra or from 3rd Road by walking past the area that has the strip of gentlemen's clubs.
