Looks to be about 200 meters from Central Festival Mall, and an excellent location. Here is their site: http://www.page10hotel.com/ I actually booked it on Agoda, as their rates were better than booking direct with the hotel: http://www.agoda.com/asia/thailand/pattaya/page_10_hotel.html It looks great and has some pretty positive reviews. Apparently the owner is gay so he's quite fine with LB's and us LB lovers, and has at least one LB on staff, I believe working in the bar. The rooms are relatively large, and the Studio Deluxe has both a bath and shower. One punter said that the bathroom was so large and impressive he had to grab his video camera! Free wifi, no joiner fee. I cancelled my reservation for April Suites on Agoda and rebooked here, it turned out the difference was $20 US per night with taxes included, and the room itself is 44 square meters -vs- 32 square meters for the deluxe room at the April Suites. With taxes it came to 2628 baht per night (high season rates with 5% discount). Looks to be great. I'll let you know in 30 days. ONLY 27 DAYS UNTIL WHEELS UP!!!!!!! A very nice hotel, definitely guest friendly to the point of including condoms as part of the minibar supplies! Some tips: get a room at the back of the hotel as there are beer bars across the road with booming music very late into the night. Also if you're a heavy internet user, get a room near the middle of the halls as the wireless routers are situated there. My room as at the end of the hall facing front, so I had to move the laptop around to get a good signal. Here are some room photos from my stay.
